Energy Management
Providing a working environment
Servicing
Building Control Systems
A Building Management System (BMS) enables facilities managers to make informed decisions improving occupants’ comfort, safety, and productivity. Additional benefits include optimized building functions, streamlined operations, and reduced energy costs. By monitoring and controlling key building aspects, a BMS creates a more efficient and productive facility.

TM44 Inspection
Buildings with air conditioning systems of 12kW or greater cooling capacity are legally mandated to maintain a valid air conditioning inspection report and certificate.
Our air conditioning inspection and reporting service is conducted by accredited energy assessors in full compliance with TM44 guidelines. Thorough system evaluations ensure clients fulfill all relevant regulatory obligations.
Common Issues
Problems Found
There are a number of common issues that are identified during an air conditioning inspection:
- Poor Maintenance: Dirty filters, blocked coils, and inadequate maintenance affect efficiency.
- Incorrect Settings: Inappropriate temperature settings or faulty controls.
- Leakages: Refrigerant leaks impact performance.
- Insufficient Insulation: Poorly insulated ducts and pipework lead to energy loss.
- Obsolete Systems: Older systems may not meet modern efficiency standards.
Steps to TM44 Inspections
Road map
Data Collection
The assessor will gather relevant information about the system such as its type, capacity, age, usage patterns and other pertinent details.
Visual Inspection
The assessor will complete a comprehensive TM44 survey to examine all system components, controls, maintenance records and additional factors.
On-site Evaluation
A thorough on-site evaluation of the physical installation will be conducted including analyzes of pipework, ducts, insulation and affiliated infrastructure.
Efficiency Assessment
The assessor will calculate the system’s energy efficiency ratio and seasonal energy efficiency ratio to determine operating performance.
Recommendations
Based on findings, the assessor will provide objective recommendations for potential improvements.
Records Maintenance
All inspection records, recommendations, and documentation of subsequent actions should be retained for future reference.
Certificate Display
The official TM44 certificate must be posted in a conspicuous location according to regulation.
